Condo Milestone Inspections

Milestone inspections are a two-phase process designed to ensure the safety and structural integrity of buildings, especially those in coastal areas like Florida. The first phase consists of a thorough, non-destructive visual inspection, where our expert team looks for any signs of structural defects or deficiencies, including cracks in concrete or stucco veneer, and any issues with structural beams, columns, stairs, and floors. If significant defects are discovered, such as severe cracking or structural instability, a second phase inspection is required to further evaluate the severity and necessary repairs.

Florida law mandates that these inspections be conducted every 25 years, ensuring that building owners stay ahead of potential safety risks and maintenance needs.

In addition to milestone inspections, we also offer Structural Integrity Reserve Studies (SIRS), which provide a comprehensive assessment of a building complex's remaining useful life. This study evaluates key components such as the roof, stucco, paint, and other critical elements to help condominium associations and property managers plan and budget for future repairs and replacements. By understanding the lifespan of essential building systems, SIRS enables associations to proactively set aside funds for necessary maintenance, helping to preserve the building's value and functionality while avoiding unexpected costs.
